Demystifying the Mortgage Pre-Approval Process
Pre-approval can feel like an interrogation, but it is really a checklist. See what lenders review, which documents to gather, and how to move through the process calmly.
The word "pre-approval" sounds intimidating, and the paperwork request can feel invasive. First-time buyers often delay the step because they fear the answer. In truth, pre-approval is the most useful thing you can do early, because it replaces guesses with facts.
What Pre-Approval Actually Is
A pre-approval is a lender's written assessment, based on verified information, of how much they may be willing to lend you. It involves a credit check and a review of documents such as income and assets. It is not a final loan commitment, since the property, appraisal and your finances still need to be confirmed.
A pre-qualification, by comparison, is usually a quick estimate based on information you state yourself. It is a useful first look, but sellers generally give it less weight.
What Lenders Evaluate
Lenders commonly look at four areas:
- Income and employment stability, shown by pay stubs, W-2s and tax returns. Self-employed buyers typically provide more history.
- Assets, including funds for your down payment, closing costs and reserves.
- Credit, including your score, payment history and any recent inquiries or accounts.
- Debts, which are compared with your income to produce a debt-to-income ratio.
Each lender sets its own guidelines within the rules of the loan type, so two lenders may reach different conclusions. Speaking with more than one is reasonable.
The Process, Step by Step
- Choose a lender or mortgage broker and ask about their communication style and timing.
- Complete an application with your personal and financial details.
- Authorize a credit check. Rate shopping within a short window is generally treated as a single inquiry for many scoring models, but ask your lender about this.
- Submit documents. Respond promptly to requests, because delays usually come from missing paperwork.
- Review your results. You should receive a letter stating an approved amount and loan type.
- Request a Loan Estimate to understand the rate, fees and projected payment.
- Keep your finances steady until you close.
Documents To Gather in Advance
Preparing a folder saves days:
- Recent pay stubs covering roughly the last 30 days.
- W-2s and tax returns for the past two years.
- Bank and investment statements for the past couple of months.
- Photo identification.
- Documentation of any gift funds, including a signed gift letter.
- Explanations for any large deposits or credit issues.
- For veterans, a VA Certificate of Eligibility, where applicable.
Mistakes That Can Derail an Approval
Between pre-approval and closing, your lender may check your finances again. Avoid these:
- Opening new credit or financing furniture or a vehicle.
- Changing jobs without talking to your lender first.
- Moving large sums between accounts without a paper trail.
- Missing payments on any existing account.
Using Pre-Approval Wisely
Treat your approval amount as a ceiling, not a target. The number a lender approves may be higher than the amount you want to spend each month. Build your own budget, including taxes, insurance and maintenance, and then choose a comfortable price.
Pre-approval letters also have expiration dates, so refresh yours if your search takes longer than expected. When you submit an offer, include the letter so the seller can see that your financing has been reviewed.
